SHARE is proposing a new building located at 1306-1308 Fell Street that will provide 48 units of long-term, affordable housing for low-and moderate-income households in Nelson, BC. The proposed development is a 5-storey building that includes a mix of studio, 1-bedroom, and two-bedroom units, surface and underground parking, and a variety of amenities such as bike storage, laundry, outdoor green space, and a large indoor common area.
The proposed development will provide affordable homes for low-to-moderate income seniors, individuals, couples and small families living and working in Nelson.
FUNDING AND AFFORDABILITY
In 2025, SHARE will submit an application to BC Housing Community Housing Fund (CHF). The CHF program is focused on housing individuals, seniors, and families with low to moderate incomes. The CHF Program requires the following rental mix:
- 30% Near Market Rent
- 50% Rent Geared-To-Income (qualifying tenants pay 30% of their income to shelter costs)
- 20% Deeply Affordable Units
The proposed building will be focused on serving the same types of households as SHARE’s Herridge Place development.
If SHARE’s CHF application is successful, it is anticipated that permitting will occur throughout 2025 with construction potentially starting in Spring 2026.
TIMELINE
The OCP amendment and variances have been approved by the Nelson City Council. Following rezoning, a Development Permit and Building Permit will be required. The graphic below provides an overview of the project schedule.
